It's an agreement that locks me in to represent you as your exclusive real estate agent. Typically, the length of the agreement is for 2-3 months. It's short-term because, when working with a professional like me, it shouldn't take longer than that to find and purchase your new home.

It's critical that you realize that the seller pays my commission. My commission for buyers is 3% of the purchase price. The other agent typically gets another 3% (though it could be negotiated). The seller pays this commission. Why is that important? Because it means that you are getting all the services listed above FOR FREE—NO COST TO YOU.
