We Start With You!

What do you want? What are your goals? What's your purchasing criteria? What are your finances? What are your mininum and maximum numbers. We look at what's going to make you comfortable. I'll show you what's happening in the market. We'll look at alternative locations you may not have thought of. Together we explore what is realistic and what is possible for your circumstances. 

I'll Show You Some Possibilities on the MLS

We'll look at actual homes for sale in your price range. I take you on a virtual tour of listings on the MLS, which means you'll be getting the latest information about listings and the most accurate information. You won't be wading through consumer real estate sites filled with phony prices and homes that are no longer for sale. You'll come away from this part of the conversation with a solid feeling for what is possible.

Then, I Ask You If You Want Me To Be Your REALTOR®

If you feel like you're ready, I'll ask to be your REALTOR®. What this means is that I'll be talking to you about a Buyer Broker Agreement. Are you familiar with this? It's an agreement that locks me in to represent you as your exclusive real estate agent. Typically, the length of the agreement is for 2-3 months. It's short-term because, when working with a professional like me, it shouldn't take longer than that to find and purchase your new home.

Signing a Buyer Broker Agreement guarantees you priority on my services. Here's what you get when you sign a Buyer Broker Agreement:Imagine yourself in your nice new kitchen

  • Assessing your needs and helping you evolve those needs as we shop the market for your new home.
  • Ensuring that you see everything on the market as soon as it becomes available.
  • Researching homes for you and applying creativity to see how we can get you a home that meets your needs and wants.
  • Creating a clear strategy to help you achieve your pricing, needs and location parameters.
  • Keeping you informed about market trends and any changes in the market.
  • Sending you listings as soon as they come on market.
  • Showing you homes and suggesting alternative possibilities.
  • Informing and educating you on how to clearly think about the process and how to be a smart consumer.
  • Representing you when you've found a home you want through open house tours. Please do make sure that agents at open houses you attend know that you have an agent already. It's a professional courtesy, and keeps your agreement with me clear to other agents. Note that if you view new houses, I absolutely MUST be with you as agent for the first showing. If you don't, you won't have me to represent you on the transaction. You'll only have the developer's agent (and they won't be working on your behalf). In other words, you won't have an agent representing you on a new home purchase.
  • Learning for you (from the listing agent) what kind of an offer is likely to secure the home you want for yourself—even in multiple offer situations.
  • Working with you to structure an offer that is going to give you the home you want.
  • Negotiating like a tiger on your behalf to make sure that you get the home—even against serious competition.
  • Closing the deal for you with terms that work for you.
  • Advising you when your choices might endanger your deal.
  • Keeping the deal closed by shepherding the transaction along to completion.
  • Make sure that the transaction closes in the timeframe that works for you (unless the seller needs a different timetable in order to get your offer accepted).
  • Protecting your interests in inspections and other potential risks.

It's critical that you realize that the seller pays my commission. My commission for buyers is 3% of the purchase price. The other agent typically gets another 3% (though it could be negotiated). The seller pays this commission. Why is that important? Because it means that you are getting all the services listed above FOR FREE—NO COST TO YOU.
